Clear rules before money changes hands

Plans change. Flights move, dates shift, an extra guest joins. Our booking terms are written so that the rules are clear in advance instead of disputed afterwards, and so that most changes can be agreed by email in a few minutes.

This page explains the options we can usually offer. The binding version of these terms is set out on the booking terms page, which forms part of every booking.

  • Two-night minimum on most homes, longer at peak periods
  • Flexible arrival days outside school holidays and public holidays
  • Changes of date agreed in writing where the calendar allows
  • Refundable damage deposit, returned after the property is checked
  • Full cancellation terms published in advance

What is covered

Included with this kind of stay

Move your dates

Where the calendar allows, we move a booking rather than lose it. The new dates are confirmed in writing.

Deposits explained

A booking deposit holds the dates and a refundable damage deposit is returned after the property is checked.

Written confirmation

Every rate, change and condition is confirmed by email so you have a record of what was agreed.

Cancellation window

The notice period and what is refundable are set out in the booking terms before you pay.

Change of guests

Tell us if the number of guests changes. Safety and insurance limits mean we cannot exceed the rated occupancy.

Talk to a person

Call or email and you will reach the same small team that manages the property.

Common questions

About this type of stay

Can we change our dates after booking?

Yes, where the property is free on the new dates. We confirm the change and any difference in rate in writing. If the new dates are already booked we will offer an alternative home or apply the cancellation terms.

When is the balance due?

The booking deposit holds your dates and the balance is due before arrival, on the date stated in your booking confirmation. Arrival details are issued once the balance is settled.

Is the damage deposit refundable?

Yes. It is refundable, held against damage or excessive cleaning, and returned within the timescale stated in your booking confirmation after the property has been checked.

What happens if we have to cancel?

It depends on how much notice you give. The notice periods and what is refundable are written out on the booking terms page and repeated in your booking confirmation, so you know the position before you commit.
